Delray Beach Events for January 2019!

January brings so many not-to-miss events to downtown Delray Beach! Here are some of our picks:

First Night in Downtown Delray Beach (Dec 31 into Jan 1)

Kick off January in Delray Beach with The Annual First Night event. It’s open to everyone, and taking place primarily at Old School Square.

This festive event centers around (and even in!) Delray’s Famous 100 Foot Holiday Tree. It will feature games, food trucks, music, shows, crafts for the kids – plus the fun attractions of both the merry go round and the ice skating rink. So much fun for the whole family!

We’ll bid farewell to 2018 and welcome 2019 at the close of the evening with fireworks atop the parking garage located in the heart of downtown.

Continuing throughout the month are several newsworthy shows and concerts at Old School Square and The Arts Garage. A few that we plan to attend include:

First Friday Bites and Art Walk (Jan 4th)

This happening starts with a stop at The Arts Warehouse, where there will be food trucks and plenty of art to enjoy throughout the warehouse, Artist’s Alley & Pineapple Grove.

The Capitol Steps at Old School Square (Jan 5th)

A Washington-based troupe of Congressional staffers-turned songwriters presents this hilarious night of music and political satire.

The Spring Arts Open House at The Arts Garage (Jan 12)

Be sure to check out this one out! It’s an opportunity to learn about all the Arts Garage workshops, shows/concerts and events planned for the year.

Towards the end of January, we are looking forward to:

The 6th Annual Delray Beach Fashion Week (Jan 23 – Jan 27)

Featuring local fashion designers and retailers – and showcasing private shopping events, trunk shows, and several runway fashion shows along Atlantic Ave & Old School Square – it’s a must in Delray!

There is always so much to do in Delray Beach, our Village by the Sea! These are just a few of the many events to enjoy during the month of January. For additional information or to find other events be sure to visit The Delray Beach Community Calendar online OR stop into The Delray Beach Chamber of Commerce for more details on these and several other happenings.

Took a genuine interest in my situation… thank you!

I needed a buyer for my condo in Century Village, West Palm Beach. I interviewed six realtor companies and their agents.  I chose Amy and Noreen of All About Florida Homes – the only ones that really impressed me.

Since I had no experience in this matter, Amy and Noreen jumped right in. They worked tirelessly and aggressively presenting the condo for sale while keeping me informed as she went along sharing many text messages. They explained the sales process in WPB fully – and mitigated any problem that presented itself.

I can’t tell you enough just how helpful they were. I know the condo sale was her profession, but I felt Amy and Noreen came to the job with a genuine interest in my situation and resolving it to the best possible outcome. They clearly took a genuine interest in my situation (which involved a property and probate). Finding a buyer was quick and closing took less than 30 days. I was extremely satisfied with the outcome and recommend Amy Snook and Noreen Payne of All About Florida Homes for your next real estate needs

PALM BEACH COUNTY REAL ESTATE MARKET REPORTS – October 2018

We love this time of year! … Assisting buyers to get into new homes before December 31st for homestead…  Working with sellers to find new homes so the buyers can get in by December 31st… ? and of course, enjoying our beautiful Florida winters!

October 2018 provided our market with the second largest year over year growth! Our Palm Beach County marketplace continues to show robust price growth.  There is a however, a BUT…(isn’t there always?)

How this growth impacts you really depends on your price point.

Here’s what the numbers are telling us right now:

$300-400K market: This is a sellers’ market and does show a strong growth of prices. It will be interesting to see how this segment is impacted as mortgage rates rise in 2019.
(Sellers: important point here – NOW is the time to sell before a rate increase – and while it is still a sellers’ market!)

$400,000-999,999 market: This is now a balanced market.

$1,000,000 and above:  This remains a buyers’ market – and then some! – with 17 months of inventory (this is a lot).
So what does this mean? We still have many over-priced homes in the high- end market.  In October, “percent of list price” and “time to contract” were both longer than they were the same time last year!

We are seeing sales at the high end (especially those listed by the All About Florida Homes team). But, sellers,  you need to be realistic on your price and compare to what has sold – not what is currently listed.  Homes can and are being sold – we are simply dealing with a shift in our market and reality is once again prevailing!

If you’re interested in buying – now or in the future – you can search listings here – and start to familiarize yourself with the buying process and the market.

If selling may be in your future – or you’re just curious about what your home is worth today – you can request a no-obligation home value assessment here.

Or, contact us at (561) 571-2289 – or via amyandnoreen@allaboutfloridahomes.com – if we can provide you with any additional market data that will help inform your decisions! We are here to help!

Photos: City of Atlantis 26th Annual Holiday on Wheels Golf Cart Parade

On December 10th, Amy and her son Dillon were honored to serve as judges for the 26th Annual Holiday on Wheels Golf Cart Parade in their home City of Atlantis!

The fun kicked off around 5:30 where the decorated carts assembled in the Atlantis Country Club parking lot. After a delicious dinner organized by the City, and events for the kids (they brought in snow!), the police escorted parade “floats” 😉 through the city.

From their festive driveway parties, neighbors watched the carts go by. The highlight may have been the gold cart, from which participants through candy to the spectators.

The parade concluded at the Atlantis Municipal Complex, and the judges awarded prizes for the best carts. The Holiday Homes (decorating contest) were also awarded here!

Shout-out the Atlantis Police Department for their support and facilitation! We always appreciate our officers, who escort those in the parade around the City and block off streets for the protection of all who are enjoying the parade!

Enjoy some photos below!

Delray Beach 100-foot Christmas Tree Lighting

Thursday, November 29th

Delray Beach is widely known for the 100 Ft Christmas tree, which is the crown jewel of the entire season!  The holidays start with a city-wide celebration of the lighting of the tree – which is impressive, for sure, standing 100 feet tall! And, it actually houses a gorgeous display of vignettes inside.

The tree is positioned on the grounds of Old School Square in the center of downtown, where kids of all ages can enjoy the tree, plus a visit with Santa, ice skating on the skating rink, putt putt golf, or a ride on the antique merry go round! It’s truly enchanting, so we recommend you earmark some serious family time to enjoy it all!
