  • When you make an offer on a home, it’s imperative that you can show the entire offer— which includes how you’ll be paying. If you’re a cash buyer, you’ll need to be ready with documented proof of funds in a liquid account. If you’re financing your home, a pre-approval from a mortgage broker or lender’s a must, so you can get a handle on what’s within your budget.

  • Once your list of top homes has been defined, schedule a time with our office to check out the ones you’ve chosen. To help you during this process, you’ll receive our Home Buyer’s Journal at the start of our tours. This journal will provide you an organized tool for keeping track of the homes you visit, as well as contact information for the varying vendors you’ll be in contact with throughout your home buying journey.

  • Making an Offer

    Together with an Amy & Noreen Team | Lang Realty agent, we’ll prepare and present an offer on the home of your choice.

  • Once the Offer is Accepted

    Once your offer’s been accepted, we’ll engage your mortgage broker/lender and ask that they begin the loan process.

  • Once your mortgage has been approved, appraisals and inspections come next. Your Realtor will help manage this process to ensure everything is done timely and effectively.

  • After the inspections and appraisals are complete, your title company will begin their searches to ensure a clear title is available to you as a buyer.

  • Once all the above has been completed, it’ll be time to get quotes on home owners insurance. Whether you are a cash buyer or obtaining financing, you’ll want insurance to protect your investment. Our Concierge Services section has been put together to provide you with a list of trusted vendors and all the information you’ll need to get services set up in your new home.

  • Clear to Close!

    Let the fun begin! Once your lender, insurance provider, and title company are clear to close it’ll be time to schedule a walk-through to inspect the property one last time before closing.

  • Closing

    Together you and your realtor will meet with the title company to sign the necessary documents needed to close on your home. Your final cash for closing will be wired by you and/or your lender to the title company so that they can disburse to all parties at closing.
